Ask to review levels, boundaries and the relationship to the access road on the topographic survey. Ask which study applies to the unit you are considering.

Understand the approach to your home.

Review the road cross-section, finishes, pavement design and agreed scope. Check the current state during your visit and who is responsible for maintenance.

Water and sanitation

Ask how each network works.

Compare the water and sanitation design with the installed networks and the operator’s terms for your lot. Identify water supply, sanitation and solid waste collection separately.

A design proposal and completed works represent different stages. Review technical documents alongside the legal records and services for the unit.

    The lot’s individual registry folio

    Match the lot to its property registry folio and a recent title certificate. Review ownership, entries and restrictions.

The permit, creation of the condominium regime, its registration and individual folios are distinct records. A sales presentation does not replace reviewing them.
